We heard the same ending every time: “and there was nothing in writing.” Property management in India runs on best effort — promises that evaporate the day rent stops.
So we built the opposite: a management service where the promises are clauses, the inspections are photographed, and the rent is guaranteed on paper. If that sounds like the obvious way to run this business — we think so too. Nobody else does it.

Every promise we make — rent, inspections, cleaning — lives in a contract you read before you sign. If it matters, it's a clause.

We started as inspectors. A 12-point scope, photo-documented, every visit. Management built on inspection is management you can verify.
You own it. We grow it. You know it.
That's why the guarantee exists: if your flat stays vacant beyond 45 days in a calendar year, we pay the rent from the 46th day — at an agreed average rent, in writing.
Small team. Founders on the phone.
We're a small Hyderabad team of inspectors and engineers — deliberately small. Every property in our care is one we've walked ourselves, and for the Founding Fifty, the number you call is a founder's.
We'd rather grow slower than manage a flat we haven't stood in. When that changes, the guarantee is what keeps us honest — it costs us money to be wrong about a property.
