Clause 1Parties & Property
This agreement is between the property owner (“Owner”) and Check Our Property (“Manager”) for the residential property identified in Schedule A.
The Owner warrants they are legally entitled to let the property and appoint the Manager.
Clause 2Term & Commitment
The agreement runs for an initial term of 6 (six) months from the date of signing.
After the initial term, either party may terminate with 30 (thirty) days’ written notice. No exit fees apply after the initial term.
Clause 3Management Fee
The Manager’s fee is 8% (eight percent) of the monthly rent collected — flat.
No setup fees, no renewal fees, no marketing fees, and no miscellaneous charges of any kind. Any cost not stated in this agreement is the Manager’s to bear.
Clause 4Rental Guarantee
4.1 — The Manager guarantees the Owner 320 (three hundred and twenty) days of rent in every calendar year of this agreement.
4.2 — If the property remains vacant beyond 45 (forty-five) cumulative days in a calendar year, the Manager pays the Owner rent from the 46th day of vacancy onward, at the average monthly rent agreed in Schedule B, until a tenant is placed.
4.3 — The guarantee applies while the property remains in lettable condition, is offered at the market rent agreed in Schedule B, and the Manager holds exclusive management of the property.
Clause 5Inspections
The Manager conducts a comprehensive 12-point inspection of the property every quarter — electrical, plumbing, walls & ceilings, flooring, doors & windows, kitchen, bathrooms, ventilation, safety, pest signs, appliances, and furniture.
Every inspection is photo-documented and delivered to the Owner as a scored report within 48 hours.
Clause 6Deep Cleaning
The Manager arranges professional deep cleaning of the property every 6 (six) months, kitchen to bathrooms, at no additional cost to the Owner.
Clause 7Rent Collection & Disbursement
Rent is collected from the tenant on the 1st of each month and disbursed to the Owner within 3 (three) working days of receipt, accompanied by a monthly statement.
Clause 8Tenant Sourcing & Verification
The Manager sources tenants, completes background and document verification, and executes the rental agreement on terms approved by the Owner.
Clause 9Maintenance & Repairs
The Manager coordinates all maintenance through verified vendors. Repairs above the approval threshold in Schedule B require the Owner’s written consent before work begins.
Clause 10Termination
Either party may terminate after the initial term with 30 days’ written notice. On termination, the Manager hands over all documents, deposits, keys, and pending rent within 7 (seven) working days.
